Energy ratings provide a standard measurement of a structure's energy efficiency. Ratings often verify energy performance for the ENERGY STAR homes program, energy efficient mortgages, and energy code compliance. To obtain an energy rating, a certified energy rater must review the building in order to identify its energy characteristics, such as insulation levels, window efficiency, wall-to-window ratios, the heating and cooling system efficiency, the solar orientation of the structure, and the water heating system. Performance testing, such as a blower door test for air leakage and duct leakage, is usually part of the rating. There are a variety of energy rating systems available for both residential and commercial structures; some examples are: LEED, RESNET, EarthCraft Homes and NHBA. Choosing from the many systems can be challenging. LEED is an excellent choice for commercial construction. For residential purposes, EarthCraft Homes and NHBA are popular in our area for those who are interested in green building. For those who only need a rating in order to qualify for an energy efficient mortgage, a rating from RESNET is usually sufficient. |
